We are receiving emails every day regarding condensation raining in roofs, bedrooms and down walls due to condensation from houses designed without ventilation and many emails from architects with big condensation problems. A lot of problems stem from low roof pitch however most are due to the fact that the houses have been over insulated without any thought to natural ventilation in the roof space. The majority of these are corrugated roofs however some are tile, most are new houses. In one situation a brand new home, the condensation was dripping all over their bed.

We have heard of cases where litigation is in the 100’s of thousands of dollars. One such case in 2009 was in Sydney where the occupant had commissioned a $600,000 extension after returning from an overseas trip the house was locked up for several weeks when the owner opened the front door she was greeted with wet floors and pungent odour, the walls and ceilings were sprouting fungus when the manhole was opened water cascaded out like a waterfall the insulation was sodden, rendered useless by the failure to ventilate the roof space. They expected the cost of the renovation to double to make it habitable again. This was a tiled roof with sarking.

CONDENSATION THRIVES VIGOROUSLY IN MODERN HOMES

As far back as 1999 Mr Larry Little, Chief of CSIRO Building Construction and Engineering said: “Australian homes are a major contributor to greenhouse gasses and sick building syndrome. Some of today’s new homes are sealed so well to keep them cool in summer and warm in winter that fresh air change may not occur it’s time we moved back to natural ventilation”.

THERE IS MORE THAN ONE UNWANTED COMPANION IN THE ROOF SPACE DUE TO CONDENSATION

Damage to the roof cavity: Structural damage, dry rot to timber insulation can trap moisture reducing the R value with the trapped moisture resulting in ceiling damage creating the perfect environment for termites and all the following allergy problems.

Moisture in the roof cavity can contribute to allergy problems: asthma, fungal infections, sick building syndrome due to growth of bacteria, mildew, mould ie: mould fungus growing in poorly ventilated spaces travel through the air in tiny spoors triggering allergic responses. The film star Brittany Murphy died from pneumonia it is suspected that this was due to toxic mould in her apartment, her husband died six months later from the same causes. This is why ceiling vents should be ducted through the roof to the outside atmosphere, not dumping insulation fibres and other sinister airborne particles into the enclosed space.
